On Thursday, 20 November, Pallas Capital, together with CORE Property Advisory, hosted Navigating Tomorrow, an evening of wine tasting and property market insights that brought together industry leaders and wealth advisers. Guests enjoyed a curated cheese and wine experience, followed by insightful presentations exploring trends and shifts shaping the Australian property landscape in the year ahead.
The event began with a presentation from Sameer Chopra, Head of Research at CBRE, who provided an economic overview, highlighting Australia’s status as the second richest country in the world with an AAA credit rating. He noted the consistent growth at the top end of the property market, which has been rising by 7–8% annually, and shared his view that negative gearing may soon be phased out.
Pallas Capital’s Chief Investment Officer, Dan Gallen, and Senior Distribution Partner – Wealth, Reuban Sivarajasingam, focused on opportunities in the commercial real estate debt market. Dan highlighted how Pallas has carved out a niche in the mid-market segment, with an average loan size of $7.8 million on a 15-month term. This short loan duration allows for regular market revaluation, ensuring a constantly optimised portfolio.
Half of Pallas Capital’s loan book is dedicated to construction lending, an area that often raises concerns but is well-managed through our specialised 20-person strong credit team and diverse builder network. As Dan Gallen aptly stated, “Commercial real estate debt should perform like a Swiss clock in your portfolio,” underscoring the precision and discipline that defines Pallas Capital’s approach.
